In Sheikh Zayed, KAÏA by Guira Developments introduces a residential philosophy that treats wellness, spatial clarity, and human comfort as architectural foundations. Designed by ELSE Lab (An Alchemy Studio), the masterplan is organised around proportion, balance, and a deliberate sense of movement, establishing a calm, continuous spatial rhythm.
Homes are arranged along landscaped pedestrian corridors and green passages that structure circulation while preserving privacy. These corridors create a sequence of thresholds, shifting from shared routes to quieter residential pockets. Small communal areas, shaded seating zones, and wellness paths act as discreet spatial pauses that register within the plan without disrupting its overall coherence.

Planting strategies reinforce this reading of space. Vegetation is layered to create depth, soften edges, and maintain continuity between communal areas and residential clusters. Materials and surfaces are selected for tactility and consistency, supporting the intention of a grounded, cohesive environment that feels both composed and lived in.
At the centre of KAÏA stands the Pavilion and Spa designed by IBUKU, the globally recognised Bali-based studio known for its nature-integrated, hand-crafted structures. As the studio’s first commission in Egypt and the Middle East, the pavilion introduces sculptural forms shaped through organic geometries and a direct dialogue with the landscape. It functions as the community’s spatial and social anchor, concentrating KAÏA’s wellness-led identity into a single architectural gesture.

KAÏA sits within Sheikh Zayed’s growing cultural and residential corridor, in a prime location on the Alexandria–Cairo Desert Road, with seamless access to major destinations including the Grand Egyptian Museum and Sphinx International Airport. While connected to these networks, the development maintains a quiet, low-density character that reflects its broader intent to establish a residential setting shaped by coherence, calm, and an intentionally measured way of living.
