As New Cairo continues to evolve, a growing number of developments are being planned around the overlap between work, commerce, hospitality and everyday life. Lynks, a forthcoming mixed-use destination, enters this landscape with a masterplan that brings these functions together within a single development.

Located in New Cairo, the EGP 20 billion project is organised around four interconnected districts that accommodate business, retail, dining, healthcare and wellness programmes. The development reflects a broader shift towards destinations designed to support multiple activities throughout the day, creating environments where people can move between work, services, leisure and social spaces within one setting.

The project marks Egypt Sotheby's International Realty's first development venture in New Cairo through its Exclusive Developments arm. Working alongside developers and landowners from the earliest stages of planning, the division contributes to development vision, positioning, tenant strategy and market execution, drawing on both local market insight and the wider expertise of the Sotheby's International Realty network.

According to Egypt Sotheby's International Realty, "Lynks brings together scale, flexibility, and destination value in a way that speaks to New Cairo's evolving commercial landscape. The project is positioned to attract multinational companies, regional businesses, F&B operators, lifestyle brands, and wellness concepts."

At the centre of Lynks are four distinct experiences: Shop, Work, Dine and Wellness. Shop brings together lifestyle brands, services, boutiques and everyday conveniences within a contemporary open-air retail environment. Work introduces office spaces designed to accommodate multinational corporations, regional headquarters, startups, SMEs and growth-stage companies. Dine gathers cafés, restaurants and destination-led concepts into a shared social setting, while Wellness integrates healthcare services, fitness facilities, longevity concepts and wellbeing-focused experiences.

The project's appeal to global and regional operators is central to its positioning. Lynks is designed to attract multinational tenants, regional companies, high-growth enterprises, international F&B operators, lifestyle brands and internationally recognised wellness concepts seeking a strategic address in New Cairo.

Rather than operating as a conventional commercial project, Lynks is planned around flexibility, visibility and experience. The destination introduces elevated commercial spaces, double-height units, open-air experiences, rooftop amenities, infinity pools, signature restaurants, shaded promenades, landscaped corridors and an active public realm. These elements are intended to support footfall, tenant visibility, longer dwell times and a day-to-night rhythm across the project.

The announcement also expands the growing presence of Egypt Sotheby's International Realty's Exclusive Developments division across Greater Cairo. Building on projects such as Mazeej Giza in West Cairo, Lynks forms part of a wider portfolio of developments shaped through long-term strategic collaboration and market-led planning.
