At The Spine, a new city developed by Talaat Moustafa Group in Madinaty, the system is built around you — anticipating what you need and responding before you ask through an advanced, AI-led system straight out of the future.

Homes adapt to your behaviour, services activate in advance, and everyday routines — from transport to bookings and healthcare — are managed through a single integrated platform. Through the Spine App, everything is connected in one place, reducing the need to navigate multiple systems.

The environment is designed to feel calm and uninterrupted. Above ground, the city is fully walkable and car-free, with movement flowing through shaded pathways, green corridors and open public spaces. Traffic and logistics operate below the surface through an underground network of autonomous systems, keeping the surface quiet and clean, with deliveries being done by self-moving pods.Daily life is structured so everything stays within reach. Gyms, pools, social spaces and landscaped areas are distributed across the development, alongside retail, dining and entertainment. The layout allows you to move between work, leisure and social life without leaving the community.

Health and wellbeing are integrated into the system through wearable-connected services linked to medical hubs, enabling continuous monitoring and faster response when needed.

Sustainability is embedded into how the city operates.

Reduced surface traffic, centralised cooling and extensive greenery work together to lower heat and emissions, while underground waste and logistics networks minimise disruption.

Only then does the scale come into view. The Spine spans 2.125 million square metres, with a built-up area of 3.86 million square metres. The development includes 165 towers combining residential, commercial, hospitality and entertainment spaces within a single system.

The project is supported by a network of international firms. OBMI leads master planning, drawing on experience in large-scale luxury destinations across global markets. PwC contributes strategic advisory, shaping long-term planning and operational frameworks. Samsung - having previously led the construction of the Burj Khalifa - is involved in project and construction management, bringing experience from large-scale global developments, while SWA Group leads landscape and public realm design.

On the commercial side, a dedicated Special Investment Zone introduces a fully integrated business environment. Company setup, licensing and approvals are handled through the Spine App within a unified digital system, supported by a dedicated customs unit and simplified import and export processes designed to reduce complexity and accelerate operations.

Ownership also carries additional benefits. Residency in Egypt can be granted starting from approximately USD 50,000 in property value, with eligibility for citizenship beginning at around USD 300,000, in line with national programmes.
