Madinah Development Pipeline Reaches SAR 200 Billion

A total of 280 development projects worth approximately SAR 200 billion are currently under way in Madinah, according to a new report by the Madinah Chamber of Commerce.

The projects are expected to generate more than 125,000 direct and indirect job opportunities, with investment spread across commercial, residential, healthcare, education, tourism and public infrastructure.

Commercial development accounts for the largest share, with 206 projects launched since 2025. The pipeline also includes 25 commercial-residential projects, 11 healthcare projects, 10 residential developments and eight educational projects.

A further five projects are in the religious sector, four in tourism, six in public facilities and three in corporate sectors, alongside one project each in entertainment and agriculture.

Private-sector investment dominates the pipeline, accounting for 250 of the 280 projects. Another 20 are government projects, while 10 are being developed by semi-government entities.

The report said major development projects collectively cover more than 30 million square metres, with work intended to expand public services and accommodate growing numbers of Hajj and Umrah pilgrims and other visitors.

The investment programme also supports the wider target of receiving 30 million visitors annually by 2030, while expanding economic activity in sectors including construction, transport and logistics, trade, tourism, hospitality, catering and restaurants.
