Dubai Holding Announces City's First Initial Public Offering in 2025
The REIT plans dividends starting September 2025, with the first two payouts expected to exceed Dhs 1.1 billion.

Dubai Holding announced plans to launch an initial public offering (IPO) for Dubai Residential REIT on the Dubai Financial Market (DFM), marking the city’s first IPO of 2025. The offering includes 1.625 billion shares and is expected to open for subscription from May 13th to the 20th, with trading anticipated to begin on or around May 28th.
The IPO will be conducted through DHAM REIT Management LLC, a subsidiary of Dubai Holding. Currently, Dubai Residential REIT is solely held by DHAM Investments, another Dubai Holding subsidiary.
Dubai Residential REIT is a Shariah-compliant, income-generating, closed-ended real estate investment fund under establishment. It is one of Dubai’s largest residential property owners and operators.
The REIT plans to implement a semi-annual dividend policy, with distributions in April and September starting from September 2025. It expects its first two dividend payments—September 2025 and April 2026—to exceed Dhs 1.1 billion, subject to board approval, and to represent approximately 80% of profit before fair value changes on investment properties for the year ending December 31st, 2025.
