Hayat Community Planned Near Al Maktoum Airport Expansion
The project reflects growing residential demand around Al Maktoum Airport as the area develops into a major aviation hub.
A 10 million square foot residential community is being planned in Dubai South, adding to a growing cluster of developments around Al Maktoum International Airport as the area continues to position itself for long-term expansion.
The project, named Hayat and developed by Dubai South Properties, will include around 2,500 homes across a mix of townhouses, villas, apartments and hotel apartments within the district’s Golf District.
The development comes as infrastructure and urban planning efforts increasingly centre around Al Maktoum International Airport, which is expected to become the world’s largest by capacity. New residential projects in the area are being aligned with this shift, reflecting anticipated population growth and demand linked to future aviation and logistics activity.
Dubai South Properties said the first two phases of Hayat sold out shortly after launch, indicating continued demand for off-plan housing in emerging districts. The company has appointed Mohammed Abdulmohsin Al Kharafi & Sons LLC under a Dhs 2 billion agreement to develop several phases, with construction set to begin later this year and the first phase scheduled for completion in the first half of 2028.
Planned amenities include parks, walking trails, retail spaces and community facilities, forming part of a broader approach to building integrated residential zones rather than standalone projects.
The site is connected to key transport corridors including Sheikh Mohammed bin Zayed Road and Emirates Road, while additional infrastructure works, such as a AED 150 million drainage project, are underway to support development across the wider district.
