Umm Suqeim Beach Set for AED 500 Million Redevelopment

Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum approved a AED 500 million master plan to redevelop Umm Suqeim Beach on February 1st, 2026. Implemented by Dubai Municipality, the project spans 3.1 kilometres and approximately 445,000 square metres, with a planned 30% increase in beach area and developable spaces. The plan aligns with the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan, which aim to enhance waterfronts, optimise coastal land use, and strengthen sustainable urban infrastructure. Key features include six main gateways reflecting the beach’s local identity and a 38 metre observation tower. The transport plan introduces 10 mobility hubs and 11 taxi pick up and drop off points, alongside integrated facilities for bicycles and electric scooters. Parking capacity is set to rise by 200% to approximately 2,400 spaces. The redeveloped beach is designed to accommodate up to 6 million visitors annually. Road upgrades will improve access from Jumeirah Street and separate traffic flows from surrounding residential areas. The master plan includes smart lighting across 130,000 square metres of beachfront to support evening activities and night swimming. Climate adaptation measures feature a two kilometre retaining wall and elevated beach levels to address rising sea levels. The plan was developed following specialised social, environmental, and traffic studies, with community engagement to balance tourism activity with environmental preservation and neighbourhood privacy.
